In essence:

 
1. The NSE intends to sell 22 acres of Green Belt land to property developers.  
     

2.

The developers will build approx. 218 homes, a 70-bed nursing home and an 85-person sheltered housing unit, then sell them at a commercial rate (sense estimate £75M) in order to make a profit on the venture.  
     
3. The NSE will apply the bulk of the £32M so raised in a 2nd development to:
   * rebuild their residential care homes and so meet the provisions of the Care       Standards Act 2000 to be implemented by 2007, and
   * rebuild everything else associated with their residential care accommodation.
 
     

sense have three major concerns:
          The NSE's cash requirement for care provision is hugely overstated,
          The NSE seek to bypass or trample over Green Belt considerations,and
          Consequences affecting everyone outside their boundaries have been ignored.
