From detailed workings presented to CDC by the NSE for planning application 2004/859/CH the cost of a complete rebuild of the care residences for 152 people was £14.4 Million..

The NSE assert they need to spend £32Million redeveloping their site or face closure. That's a big difference to £14.4Million.   sense say £7-9Million is a more appropriate number than £14.4Million, meaning that necessary works to the care residences can be self-funded and none of the adverse consequences suffered by the local community and the care residents themselves.

So how do we get from £9Million to £32Million? Just how 'Critical' are these items?

Notes:
1. The NSE's proposed 'Residents' Centre' is, on the face of it a good idea.  It is, however:
     (a)  Not required unless the existing buildings are demolished, and
     (b)  Mis-stated in part as a 're-provision'. Several of the components are currently located off-site,
         so the NSE's proposal amounts to a new build.

2. The NSE costs the building works at £1,265 per square metre.   sense do not yet have
       detailed information on the reasonableness of this.
If construction costs were the same
       as the proposed housing estate, the construction cost would fall by £2Million, hence the
       estimated cost range of £7-9Million.

3.  These are the rebuilding costs. The cost of full refurbishment/renovation is lower still.
